Getting Your Real Estate Life Together: Q&A Shara Shepherd

Name, Location and how long have you been an Agent

Shara, Houston, TX and licensed since 2019. Time flies when you’re having fun!

How do you stand apart from other agents?

About 90% of my clients are first time home buyers or selling their home for the first time. I am very much so a people person and compassionate. I take a hands-on approach which makes my clients feel supported and guided throughout the entire process. I also set clear expectations, extremely communicative from start to finish, and provide a ton of resources so my clients feel confident. My business expertise also plays a part in the systems I’ve put in place so my clients are always provided the resources and information to make the process thorough and smooth. I’m very passionate about providing a great experience.

What is the key to attaining long-term clients?

Relationship building. Being genuine about helping clients but also going above and beyond. The ability to put yourself in the clients shoes and think, “what would most help me at this very moment?” then simply being that resource. This is how friendships and long term relationships get developed.

What marketing method is most effective for you and why?

1000% social media. I’ve always loved Instagram, in particular. I love engaging with people through my posts and stories. Still getting the hang of Reels.

What routine do you implement in your daily real estate life?

Lead generating- always, always, always! I also post on social media daily, on average, and make sure the content is valuable to my audience.

What are your DO's & DON'TS when it comes to conversation starters?

DO try and ask open ended questions. DO always ask the person to clarify if something isn’t crystal clear and vice versa. DON'T do more talking than you are listening. DO make eye contact when conversing. DONT assume anything, ever.

Which goals are you looking to achieve this year and what will it take to meet them?

A few goals include helping more families buy or sell in Houston, purchasing a multi-family property, getting back in the best shape of my life, and back to my regularly scheduled traveling program. :)

What's one piece of advice you would give a new agent?

Be consistent, provide valuable content, be authentic, and don’t overthink it. Work hard but give yourself grace when you’re doing the best you can, especially during these unprecedented times. Have fun!
