Real world marketing: Q&A with Realtor Tasha Nelson

Name and Location

Tasha Nelson, Springfield, VA. I'm the Associate Broker of Keller Williams Capital Properties and CEO/Principal Broker Of South On Main Property Management.

What’s your market like?

Depends on who you ask. No, seriously, it's competitive out there. Inventory is low, and everyone wants a home. Properties are receiving multiple offers, and it's up to the Realtors to deliver the news—good or bad—to our clients.

How do you differentiate yourself from your competition?

Any Realtor you ask this question will have a list of things that they think no other agent is doing or has done. It all comes down to trust and likability. I educate my clients and I tell them the truth, all else falls into place.

What marketing method is most effective for you and why?

Marketing on Facebook has been the most effective for me. It allows potential clients to get a glimpse of the person behind the Realtor. Also, other Realtors feel at ease referring clients to me.

What marketing method is least effective for you and why?

Postcards have never worked for me. I think it's because when I get postcards in my mailbox I throw them out. The Universe has the last laugh on this marketing method for me.

How do you measure your marketing methods?

I make it a point of asking clients how they heard of me. Most start the conversation by letting me know who gave them my information.

What are your three favorite ways to start a conversation?

I honestly only have one way of starting a conversation. I always start with a compliment. Compliments are like handwritten letters. We don't do them anymore, and when we do, it's rare.

How are you elevating the look and feel of your business in 2018?

I am definitely more aware of my branding. I incorporate my company colors and try to have my real estate sales business compliment my property management business. I believe I have effectively accomplished that for 2018.
